There has never been a better time to own a home than now.  With incredible home prices and historically low interest rates, the market is primed for people who could not afford a home in prior years. Prices and rates have finally reached a point of affordability.  The media can create undue public fear by offering primarily negative news about the market.  Although for many, times tough, but for many others, it is an exciting time in which they can own their first home.  To focus on the postive aspects of this economy, there are many opportunities available for someone who has been waiting for an affordable housing market.  In addition to government grants, downpayment assistance, 100% financing, there is now a true tax credit available to people looking for a home.

One advantage for today's first-time buyer is the $8000 tax credit.  This can be an incredible opportunity for you.  Here a a few details on the tax credit. 

The tax credit:

  • Is for home buyers who have not owned a home in the last 3 years. 
  • Is a true tax credit and does not have to be repaid unlike the $7500 tax credit of 2008, which was basically a no interest loan that has a 15 year repayment period.
  • Can be claimed for 2008 taxes.
  • Has income limits of $75,000 per year for singles and $150,000 for married couples.
  • Can be used in conjunction with other grants and loan programs.
